Finished basements in Knoxville
A basement is square footage you already own. We turn it into a family room, guest suite or office, with moisture and egress handled before anything else goes in.
A basement is square footage you already own. We turn it into a family room, guest suite or office, with moisture and egress handled before anything else goes in.
Finishing a basement starts below the finishes. First comes moisture: how water reaches the walls and floor, and what it takes to keep it out. Then framing and insulation along the foundation walls, electrical, heating and cooling, and plumbing if you want a bathroom or wet bar. After that come drywall, ceilings, flooring, doors and trim.
A bedroom below grade also needs a safe way out. That often means an egress window and window well cut into the foundation, which we plan as part of the job.
We walk the basement with you, look for signs of water, check the ceiling height, stairs and mechanical equipment, and come back with a written estimate. No work starts until you have signed off on the scope and price. The contract sets the scope and schedule.
Your project team sends progress updates every week. When the work is done we do a final walk-through together, and nothing is finished until every punch list item is.
Square footage sets the base. Moisture work can be modest or significant depending on what the basement shows. Adding a bathroom below grade means drain work that may need to go through the slab. Egress windows involve cutting the foundation. Moving ductwork, beams or utilities to gain headroom adds work, and finish choices set the rest.
Permits and inspections are part of the plan for the job, and each of these factors is discussed in the estimate.
Our clay soils, heavy rains and sloped lots put real pressure on foundation walls, and humid summers bring condensation to cool concrete. A basement that looks dry in October may show dampness in July. That is why we look at grading, gutters, drainage and humidity before talking about flooring. On sloped lots around Knoxville and Blount County, a walk-out basement can become some of the best space in the house.
It depends on scope and on what the moisture work involves. Your schedule is set in the contract, and weekly updates keep you current.
Often, yes, once the source of the water is understood and handled. We look at it during the walk-through, and moisture work comes first in the scope.
A basement bedroom needs a safe way out, usually an egress window. We check whether one can be added when we walk the space.
In many basements, yes. It depends on where the main drain sits and whether the slab needs to be opened. We explain what is involved in the estimate.
Primary suites, hall baths and powder rooms, taken down to the studs when they need it. A bathroom is small, but it holds a lot of plumbing, tile and waterproofing that has to be done right.
