Frequently asked questions

How estimates, contracts, building and the punch list work with us. If your question is not here, call 865.263.6444.

Estimates and pricing

How does the estimate work?

We come to the property and walk it with you, talk through what you want done and look at what the house needs to get there. Then we come back with a written estimate covering the scope and the price. Nothing starts until you have read it and signed off on both.

Can you give me a price over the phone?

No. Every house is different, and the same project can cost very different amounts depending on the structure, the systems behind the walls and the site. A number given without seeing the house would not mean much. We would rather come look and give you a written estimate you can rely on.

What is included in the written estimate?

The estimate lays out the scope of work, the price and the items that affect them, including permits where the job needs them. It is the starting point for the signed scope and schedule. If something is unclear, ask, and we will explain it or put it in writing before you sign.

What if I want to change something after the job starts?

Changes happen, and we handle them the same way every time. Any change is written down and priced before the work changes. You see what the change involves and what it costs, and you approve it before we proceed. That keeps the scope and the price clear for both of us.

Planning and permits

Do you handle permits and inspections?

Permits and inspections are handled as part of the plan for the job, and we discuss them with you during the estimate. What is required depends on your city or county and on the work itself. We confirm the requirements for your property and schedule the work around the inspections it needs.

My neighborhood has an HOA. What do I need to do?

Check your covenants before the plan is final. Many associations require approval for additions, garages, exterior materials and roof changes, and some cover interior work as well. The approval goes through your association, but we can provide the written scope and details you need for the application.

What happens after I accept the estimate?

We put together a signed scope and schedule so you know what will be done and in what order. Permit work and any HOA approval are part of that plan. Once those are in place, work begins, and your project team keeps you informed from the first day.

Can you finish a basement on a sloped lot?

Yes. Many homes around Knoxville sit on sloped lots with walkout or partly exposed basements. Before finishing anything, we look at drainage, moisture and egress, because those decide whether the space will stay dry and usable. They are addressed in the plan before any framing or drywall goes in.

During the work

Can I live at home during the renovation?

It depends on the project. Many people stay home through a bathroom or basement job, while a kitchen or whole-home renovation can make daily life harder. We plan dust control, work areas and access with you before work starts, so you know which parts of the house will be in use and when.

How will I know how the job is going?

Your project team gives you a progress update every week. You hear what was done, what is coming next and anything that needs a decision from you, such as a fixture or finish selection. If a question comes up between updates, call us at 865.263.6444 and we will get you an answer.

Who will be working on my house?

One team carries the job from estimate to punch list. The people who walked the property with you stay with the project, so you are not handed off from one company to another as the work moves from stage to stage.

How do you finish a job?

We do a final walk-through of the work together and write down anything that still needs attention on a punch list. We then work through that list item by item. The job is not finished until every item on the punch list is closed.

Areas we serve

What areas do you serve?

We take on renovation work in Knoxville, West Knoxville, Bearden, Farragut, Hardin Valley, Karns, Powell, Fountain City, Oak Ridge, Lenoir City, Maryville and the rest of Blount County. If you are nearby and do not see your town listed, call and ask.

Do permit rules change from town to town?

Yes. Knoxville, the Town of Farragut, Maryville, Oak Ridge and Lenoir City each handle permits inside their limits, while unincorporated areas generally go through Knox, Blount or Loudon County. We confirm which office applies to your address and plan the permit work around it.
