Estimate, contract, build, punch list.

Every project runs the same four steps. You know the price before work starts, and you hear from us every week until the last item on the list is closed.

  1. First

    Estimate

We walk the property with you, talk through what you want done, and come back with a written estimate.

    • You tell us about the project by phone or through the contact form, and we set a time to see the property.
    • We walk the house with you, look at the areas involved and ask how you plan to use the space.
    • We note what could affect the work, such as the age of the house, existing wiring and plumbing, and likely permit needs.
    • You get a written estimate that spells out the scope, so you can compare it, ask questions and adjust it.
  2. Then

    Contract

Once the scope and price are right, we put them in writing with a schedule. No work starts until you sign off.

    • We go over the estimate together and make any changes to the scope before anything is signed.
    • You get a signed scope and schedule that describe what will be built and in what order.
    • We confirm selections you need to make, such as cabinets, tile or fixtures, and when we need them.
    • We note which parts of the work are likely to need permits and plan the schedule around the inspections.
  3. Next

    Build

The work begins, run by the same team that wrote the estimate, with a progress update from your project team every week.

    • We protect the parts of the house we are not working on and agree on access, parking and work hours.
    • Your project team sends an update every week with what was done, what is next and any decisions needed.
    • You make selections on time and tell us about anything that changes on your side.
    • Any change to the scope is written up and priced before the work changes.
    • Inspections happen at the stages the permit requires.
  4. Finally

    Punch list

A final walk-through together. Nothing is finished until every item on the list is.

    • We walk the finished work with you, room by room.
    • You point out anything that is not right, and we write it all on the punch list.
    • We work through every item and let you know as each one is closed.
    • The job is finished when the last item on the list is done.

Changes during the job

Renovations change. Sometimes you decide you want something different, and sometimes the house shows us something once the walls are open. Either way, the change is written up and priced, and you approve it before the work changes. That way the price you agreed to only changes when you have approved the change.

Keeping the house livable and clean

Many homeowners live in the house while we work. We plan for that from the start.

How weekly updates work

Every week, your project team sends you a progress update. It covers what got done that week, what is planned for the next one, any inspections, and any decision we need from you. You should never have to wonder where your project stands.
