Home renovations in Knoxville

Knoxville has houses from nearly every decade of the last century, and each one asks for a different kind of renovation. We plan the work around the house you actually have.

Older houses, older systems

Much of Knoxville's housing was built long before today's kitchens, bathrooms and electrical loads were imagined. Early twentieth century houses, bungalows and the mid-century ranches that followed them often have small rooms, closed-off kitchens, limited closets and wiring, plumbing and ductwork that have been patched more than once.

When we walk one of these houses, we look past the finishes to what is behind them. A kitchen remodel in an older home can mean new circuits, new supply and drain lines, and framing changes before a single cabinet goes in. We would rather find that during the estimate than halfway through the job.

Opening up and adding on

A common request in Knoxville is a more open main floor. Removing or moving a wall is a structural question first, so we sort out what the wall is carrying and how the load will be handled before the plan is final.

Many older lots also leave room to grow. An addition, a larger primary bath or a garage with finished space above can give a smaller house what it lacks without leaving the neighborhood. On hilly lots, which Knoxville has plenty of, a basement or lower level can often be finished once moisture and egress are dealt with.

Permits in the city and the county

Whether your address is inside Knoxville city limits or in unincorporated Knox County decides who issues permits and performs inspections. We confirm which applies to your property and build the permit work into the plan for the job, and we talk through it with you in the estimate.

Common questions

Do you work on older homes in Knoxville?

Yes. Older houses are a large part of renovation work here. We plan for updating wiring, plumbing and ductwork where the scope calls for it, and we point out what we find during the estimate so it is part of the price, not a surprise later.

Who issues permits for a Knoxville renovation?

It depends on where the property sits. Inside city limits, the City of Knoxville handles permits and inspections. Outside the city, Knox County does. We confirm which one applies and include the permit work in the plan for the job.
