Garages in Knoxville

We build attached and detached garages, including finished space above. A garage is a building of its own, and we run it with the same estimate, contract and punch list as any other job.

What the work involves

A new garage starts with site preparation and a slab or foundation, then framing, roofing, siding, doors and windows. Electrical comes next, from basic lighting and outlets to circuits for tools or a car charger. An attached garage also has to tie into the house at the roof and wall.

Finished space above a garage turns it into more than storage. A bonus room, office or guest space over the bays needs stairs, insulation, heating and cooling and finishes like any other living area.

Signs it is the right project

How we run it

We walk the property with you, look at placement, access from the driveway and how the garage relates to the house, and come back with a written estimate. No work starts until you have signed off on the scope and price, and the contract sets the scope and schedule in writing.

Your project team sends progress updates every week. At the end we do a final walk-through together. Nothing is finished until every item on the punch list is.

What drives cost

The number of bays and the overall size come first. Site work and the foundation follow, and a sloped lot can add to both. Attached garages need careful tie-in to the existing roof and wall. Finished space above, plumbing, heavier electrical service and your choices in doors, siding and roofing all play a part.

Permits and inspections are part of the plan for the job, and we discuss each of these in the estimate.

Building on East Tennessee lots

Flat ground is not a given around Knoxville, Farragut, Hardin Valley or Oak Ridge. A garage on a slope may need a stepped foundation, retaining work or careful grading so water runs away from the slab and the house. We look at the ground and the drainage on the site walk so that work is in the estimate, not a surprise later.

How long it takes

It depends on scope, the site and inspections. A detached two-bay garage is a different job from an attached garage with finished space above. Your schedule is set in the contract, and weekly updates keep you informed.

What the work covers

Common questions

Should my garage be attached or detached?

It depends on the lot, setbacks and how you will use it. Attached is convenient from the house; detached can suit shops and sloped sites. We look at both on the site walk.

Can you build a room above the garage?

Yes, finished space above is something we build. The structure, stairs, insulation and heating and cooling are planned for it from the start.

Can you match the garage to my house?

Yes. Roof pitch, siding, trim and colors are chosen to match the house and are written into the scope.
